Details: | Background/Problem Identification: The circuit rider was contacted by Tessa Edelen from DEQ to help make an condition assessment of the water distribution system at Blues Spruce Mobile Estates. Assistance Provided: The circuit rider made a site visit to Blue Spruce Mobile Estates on January 5th, 2023, to assess the distribution system. The distribution system serves 44 connections and consists of 1” and 1.5” SCH40 PVC pipe. The 44 mobile homes are roughly arranged in 3 columns oriented north to south on the property. The distribution system is fed by three wells, one on the southeast corner, one on the north end and one on the eastern side of the property approximately halfway along the eastern column. Much of the distribution system has been comprised by leaks and tree root intrusion over the years. Due to both the age of and frequency of reoccurring leaks in the existing system, we recommend that the distribution system be replaced. Replacement of the distribution system would require the installation of approximately 3,600 linear feet of 2” PVC pipe. The replacement piping layout would roughly follow the existing piping layout to minimize the amount of work required to make service connections at each mobile home unit. Tracer wire should be installed to aid in location of the water lines to assist in future maintenance/repairs. We also recommend that shut off valves be installed every ~200’ to minimize service interruptions during system maintenance or repairs. Further the water system should install radio read meters at each service to accurately monitor usage and facilitate the implementation of a tiered rate structure. Below you will find a planning level cost estimate for the proposed replacement/upgrade project. |
